A Condominium Resale Certificate is required to be provided by the seller to the buyer before closing and may be obtained from our property management company, Maples Properties, at 883-9100.
BUYER INFORMATION NEEDS TO BE SUBMITTED TO THE AUTUMN CORNERS BOARD FOR APPROVAL UPON SIGNING A CONTRACT. We will need to verify age and we will need phone numbers, email addresses and legal owner’s name before approving. Age can be verified by submitting a copy of the driver’s license to us. We will also need an expected closing date for the purchase. Upon closing, the buyer must contact Maples Properties at (417) 883-9100 to set up their financial records and arrange for monthly fee payments, which are due on the first day of the month. Upon closing, the seller must contact Maples Properties to discontinue their records and cancel any automatic withdrawals for monthly fees. Upon closing, buyer should register their email address so that our monthly documents can be emailed. Please also register to set up Skype or a conference call for meetings so that buyer can attend monthly Board meetings and our annual meeting in December. We are an over-55 condominium community. One resident must be age 55 or over and no individual under the age of 18 may reside in Autumn Corners Monthly HOA fees cover water, sewer, trash, landscaping, snow removal, repairs (exterior) and upkeep (exterior), as well as many other items found in our current yearly budget. Beloved small pets are welcome if they are a small cat or dog and does/will not weigh more than twenty-five (25) pounds when fully grown. There is a limit of two pets per unit. Satellite TV installation must be prior approved by the Architecture Committee. Currently AT&T Direct TV isn’t working with us on installation requirements so Dish TV is the only satellite company that can be considered. It will most likely involve hiring an electrician to run a ground wire from the electrical box into the attic before they can install the dish. The Architecture Committee member will oversee installation to make sure it is installed according to Autumn Corner guidelines and to make sure there is no damage to your unit. |
