Important information about our community
To acquaint you with our friendly community we are providing the following information:
  1. A CONDOMINIUM RESALE CERTIFICATE must be requested by the real estate agent and completed by Maples Properties. It must be completed and given to the purchaser before the contract or before conveyance of the unit to the purchaser.  Please call Maples Properties at (417) 883-9100 to request this document.  Prior Board approval/disapproval is required before a sale if buyer intent is to purchase the unit to lease to others.
  2. Autumn Corners is an age-restricted 55+ condominium community for active adults. There are 20 buildings containing 75 units and a Clubhouse, all on a convenient single level with three (3)-foot interior and exterior doors. There are one-, two- and three-bedroom units arranged around a lovely lake and park. Units are residence-use only and the majority of our units are owner-occupied. 
  3. There are two (2) clubhouses – Autumn Corners and Copper Leaf - and a pool available for residents’ enjoyment.  The pool and one clubhouse are located in the Copper Leaf subdivision and has an adjacent paved parking lot. There is a paved walking path in Autumn Corners which extends around the Autumn Corners park and up to the Copper Leaf pool, clubhouse and park. 
  4. Our community has an active Homeowners’ Association with a five (5)-member Board and with Covenants, by-laws, policies and procedures. Most monthly Board meetings are open to all residents and everyone is encouraged to attend the annual meeting in December when new Board members are elected and the budget for the coming year is presented for approval.
  5. There is an active Neighborhood Watch program in place.
  6. Our monthly fees go toward such services and amenities as mowing, trimming, snow removal, trash, recycle, water, sewer, in-ground sprinkler system, building repair and maintenance, outside window washing, power-washing of siding the Homeowners’ Association condominium insurance for the buildings and roofs, Clubhouse maintenance, Copper Leaf Homeowners’ Association dues, maintenance of the fire detection/suppression system in each unit and building. 
  7. Each unit-owner is responsible for providing their own Condominium Unit Owners insurance for the inside of the unit, the unit contents and liability coverage.
  8. In general, each unit-owner is responsible for repairs and maintenance of everything within the interior of the unit, including any expenses incurred for that repair and maintenance. This also includes the garage door and its operating system, furnace, air conditioner, water heater  although not located within the living area of the unit. A more detailed list of unit-owner responsibilities is included in the Welcome Packet that new residents receive when joining our Autumn Corners community.
  9. Communications with our residents include a monthly distribution of Board meeting minutes, income statement, balance sheet, a monthly calendar and other documents as the need arises.  A community phone directory and residents’ list are updated and distributed twice a year. These may be obtained through our website.
  10. The recommended television and internet provider in Autumn Corners is SuddenLink cable. If satellite TV is preferred over Suddenlink, please contact one of our Architecture Committee members for prior written approval and to oversee the installation. Buyer is responsible for installing a ground wire (certified electrician) from the electrical box into the attic before a dish can be installed.
  11. Beloved domestic (non-exotic) dogs and cats are also allowed as residents here in Autumn Corners if they meet the guideline that it weigh no more than twenty-five (25) pounds when fully grown. There is a limit of two (2) small pets per unit. The pet must be kept in the unit, not tied outside, and all pets must be leashed when walking outside. Each pet-owner is expected to dispose of their pet’s waste 
  12. Vehicles are expected to be kept garaged and garage doors to be kept closed. 
  13. A new resident will be able to log in and find links to the Covenants, Conditions and Restrictions and By-Laws and Welcome Packet upon moving into Autumn Corners. Paper copies of these documents are available upon request to the Welcome Committee representative. The new resident will also receive a key to the Clubhouse if one hasn’t been provided by the previous owner.

Although not a part of, or a service of, Autumn Corners or necessarily endorsed by Autumn Corners, there is a Senior Center in Nixa, MO that provides noon meals on week-days and a full activities calendar. 
Also available is OATS Transit for Christian County.
