AUTUMN CORNERS
OUTSIDE RESPONSIBILITIES OF A UNIT-OWNER
Compliance with all Autumn Corners and Copperleaf covenants, by-laws, policies and guidelines as established by the Architecture/Compliance Committee and the Board of Directors of Autumn Corners and of Copperleaf.
1. The outside of the unit, lawns, trees, shrubs and garden beds belong to the Homeowners’ Association, not the individual unit-owner, and Homeowners’ Association policies and guidelines apply. ANY type of change to the outside of the unit must first be approved by the Architecture/Compliance Committee. Please contact one of the members and complete an application for any of the following:
•Television/internet/phone installation or changes – limited to one dish and mount.
•Install or change porch railings - only approved railings allowed.
•Install or change steps – must be installed or changed according to city code.
•Remove/replace shrubs.
•Enclose deck to a screened porch – contractor and plans must be pre-approved.
•Enclose deck/screened porch to a room – permits required and contractor and plans must be pre-approved.
•Any type of change to the outside.
2. Vehicles are expected to be kept garaged and garage doors must be kept closed.
3. The unit-owner must keep porches, sidewalks and driveways clean and free of obstacles as a safety .precaution for guests and emergency personnel. Keep deck railings, steps, porches and decks clean and free of bird waste and other material.
4. Keep porches, decks and screened porches free of any storage items such as cabinets, refrigerators, coolers, boxes, household products, extra furniture, etc.
5. Maintenance of any container plants or existing in-ground plantings. Due to the plastic lining there can be no new in-ground plantings and there can be no new trellises, shepherds’ hooks, solar lights or other items that might puncture the plastic in the rocked beds. NOTE: Shrubs and trees are the responsibility of the Homeowners’ Association and may not be trimmed, pruned, removed or changed except with pre-approval and only by our designated lawn service.
6. Maintain the aesthetics of the community by following guidelines for outside décor and plants.
7. Hand rails must be approved by the Architecture/Compliance Committee and no “grab bar” or “towel bar” type handrails may be attached to the building or bricks, to avoid damage to the structure and for the aesthetics of the community. Maintenance and painting of metal hand rails is the unit-owner’s responsibility.
8. Maintenance and staining of the vertical framing, screening and screen door if the deck has been enclosed to a screened porch.
9. Outside door if the deck area has been enclosed into a room.
10. Disconnecting hoses from the outside faucets in the fall to avoid freezing and damaging the faucet.
11. Maintenance of storm/screen doors installed on the front of the unit, whether by the current or a previous owner.
12. Repair or replacement of the garage door.
13. Repair or replacement of the air conditioner compressor and sump pump or generator, if any.
